Thank you to all who answered. I value all of your input and time. Thank you for helping me, as a newbie there is so much to learn, its great to know that there is a forum that allows me to get good, immediate and helpful feedback.

i have a couple that is interested in renting, but there seems to be a lot of questions marks, both criminal background checks came listed as in review, he just started a new job 2 months ago, she does not work, and the landlord of the last place they rented sold his home and moved out of the country so he cannot be reached to ask him any questions. What should i do?

Thank you for the answer. I know these houses have been empty for several months. Why do these REO not get resold right away? are they asking too much money for the property?Certainly every day that these properties sit without being sold there loss of money that could have been reinvested and the property's value might decrease due to neglect?

I noticed that there are a couple of large homes in my neighborhood that no one is living there for quite sometime. I looked up in the county records and two of them list bill receipt for escrow reporting to Chase Home Finance and one to  Quicken loan. I was hoping to purchase these properties and rehab and flip them but i am not sure where to start. Should i called Chase and Quicken Loan and find out what they are asking for the properties?

Way can't I access the blogs through my iPhone? Every time I try to open a post it returns me to my cover screen?

I am a brand new real estate investor. I purchased a duplex with a current very good tenant two months ago. I have put nearly $`13,000 in electrical  rewiring of both units, painting, new ceiling fans, and a new hot water boiler for the un-rented unit. My tenant would like me to put in a food grinder in the kitchen, and i am still finishing up with this all off this additional costs, should i acquiesce to this request? where is that line drawn where the tenant can purchase such amenities versus me purchasing because it is a good investment? The tenant, a graduate student, his wife and 2 small children plan to stay for an additional 2 years.
