hi all, I have a portfolio of properties, which were all bought in cash and bundled into a limited partnership. I'm now bringing in investors to buy out some of my LP holdings for a 3-year term and I'm looking for software that will help me manage the day-to-day communications, accounting, K1s, reports, etc.

My PM is using Buildium for property management, but I'm looking for software that purely caters to investors. I guess it can be something used in syndication deals.

Hi all, I’m a foreign investor, bought 7 buy/hold rentals in Buffalo in cash, each for around 50k. They were bought in the last 3 years and generating ~16% annual ROI. I want to BRRRR them, but to my knowledge, US banks won’t refinance properties held by a foreigner even if they are held by a US LLC. I use to live in the US for many years, got excellent credit score as I keep using and paying my US credit cards. Any ideas on the options I have to leverage my properties? Thanks

Hi everyone,

I started investing in rental properties through my LLC in 2015 and I currently have 6 rentals (10 units altogether as some are doubles).

I'm working with a local insurance agent and I insured each property separately with 1M liability. The price difference from the 500K liability was around $100 so I decided to go for the bigger coverage.

In average I pay around $850/year per property, but as I grow my portfolio these $$ starts to add up to a significant expense. I heard that there's something called an 'Umbrella coverage' that I can do through my LLC instead of separate policies?

I'll appreciate any advise that can help me get this cost down.
