Hi,

I am looking at a place in SW MO, and if I buy, it will be my first home ever home purchase. It's fairly low priced, looks like a mess, but, if I can stay while I save on rent and look for a better place, it may work.

I am also working with a realtor for other properties. For one, she says I would need ongoing flood insurance.

Since I don't know what I would need for the one I found myself, my best guesses for due diligence are:

visually inspecting the home, calling the city, the county, assessing a repair list, asking if I would need flood insurance, or any other kind of insurance, if there are any liens on the home, etc. Does that sound like a good plan?
