Is there a list somewhere of the items that should be checked about a property when buying from a wholesaler? For example, I know that you need to check and recheck the ARV. Do I need to run the property through a title search and who does that for example? I do not want to miss anything when evaluating a property when dealing with a wholesaler.

In addition, do most people who use wholesalers get to walk through the property before they purchase them and if not how is everyone estimating rehab costs?

I would like to know how is everyone handling really low offers and real estate agents commissions. For example, a REO on the MLS is on the market for 170,000 the ARV is 200,000 and if you take 70% of 200,000 is 140,000 and the repairs will be 40,000. You might offer 100,000 for the property if you are trying to flip it. There is a seller agent and buyer agent do you ask for additional 6% to pay both agents. The bank is losing even more money. I would love to hear how people are putting in low offers and getting accepted while dealing with both buyer and seller commissions because all investors are not real estate agents.

I am thinking about buying a rental property that is setup as two units. There are already tenants in both units and the listing says that they want to stay. How do I handle the transtion? Do I make them sign a new lease with me and should I do it at the day of settlement? Do I have to honor the lease that they had with the former owner? Should I run another background check and check references. Any suggestions or wisdom on this process is welcome.

What is the next step after you have found a home by driving by dollars? How do you get it financed? I have read some examples of letters that some people send that say I will pay cash for your property. What if you do not have cash to pay for the property? Is driving for dollars out of the question? What are the financing options when driving for dollars and how do you get started with those options because you are doing it all by yourself without a realtor to help? I have been looking for articles on the site. If you know a video or a post that talks about how someone made an offer on a driving for dollar property and financed it please include the link.
