Question for our lending experts…

If I sell my investment property "Subject To", is my current debt on the property counted towards my DTI until my loan is paid off in full? Are there any ways to structure the purchase to where I can prove to future lenders that I'm not directly responsible for that debt payment? I'm concerned that holding this note may prevent me from closing on future deals due to DTI ratio. Thanks!

Has anyone used a service like diycostseg.com? This is a much more affordable option for doing a cost seg study, but it seems to use a lot of assumptions. I'm curious if it actually works and if it holds up against future potential audits. Thanks!
