Hello I am a new investor in Memphis TN and i have been looking into wholesaling properties to build some capital. I was searching craigslist and i came across a discounted property with a motivated seller. The asking price is $13,000. It is in a rough area of Memphis and the house by the pictures at least lets you know it needs work. My question what steps, precautions, or concerns do i need to consider when trying to wholesale discounted properties such as this??

Hi I am wanting to ask about Sellers who still have mortgages. I am looking to wholesale a deal where the numbers are: Asking price is $89,000 Comps in the area are around $57,6001 The house last sold for $63,494 Lastly there is about $36000 left on the mortgage Right off the back it may not be a good deal, but I am just wanting to know when doing a deal with a mortgage, how do you factor the mortgage in??
