That is the perfect size town to dominate! Any time of year!

With that size you can market the whole city and make a name for yourself very quickly and without a ton of cash.

I say... you can do it. You just need to tweak your marketing accordingly!

People used to tell me that December was their slowest time… I believed them, since they all were complaining about it… So guess what? In October I planned for December being slow…and made adjustments to my marketing, and guess what? My December and January's were busier than most others best months of the year!

Go get em!

Welcome to the group... Your area seems to have a lot going on!

I get emails from wholesale investors in your area showing the deals they are doing. Seems like houses in some areas are still real affordable.

Also I just made a trip up that way last year... It was my first time there.

Building several relationships with a few experienced Realtors would be very helpful. They are aware what is happening day by day, week by week.

I just answered another post that has some info about this too... I will see if I can find it and I will post the link.

You can try www.Realtor.com as one source... But be aware a Realtor has to have some sort of membership for their listings to be on Realtor.com... What that means is not all of the listings in a certain city will be there. Also these are “for sale” not “sold” properties.

Also, most MLS services and many realtor websites have the MLS searches built in to their websites.

Try several Realtor sites and test them out for yourself... Many have different features and some are better than others.

PS You should also have a good Realtor (or two) pull actual “Sold” comps for you too. Especially on those houses that are tougher to comp out on your own.

A couple weeks back when I had 2 realtors comp the same house for me... they came up with a 25% difference in the value... That’s why more than one is best! (FYI - I agreed with the Realtor with the lower value)

When I have messages (that I have sent to someone) still in my "outbox" does that mean the message didn’t get sent?... or that it is still unread? Or does it mean something else...?

When I think of "Outbox" I am thinking of what an outbox is in Outlook. In Outlook a message in your outbox means it didn’t get sent for some reason.
