Hey Everyone! Looking to purchase 1-2 single family homes this year and trying to determine whether to self-manage or hire a property manager. Properties will be close by (30 mins) and currently do have the time to my knowledge of what it would take to self-manage. What risk do you put yourself in when you self-manage? How do you decrease your risk as a landlord. If I was to hire a property management company, who do you recommend that serves North Texas? Any other insight that you can provide would be greatly appreciated.

Thank you everyone! I feel that I have my license with a good team. The agents that I have come across in the field that were previous agents with the team had good things to say about them for a place for new agents to start. The reason they have left was only the cut but I'm willing to take a little less as I learn and decide later if my priorities change. I have not been to a local REIA but I am researching the next available. Thank for the book read, I'll be sure to check it out.

Hey BP community, I'm a newly licensed realtor looking to gain insight from those with far more knowledge and experience than me. What were your first steps after becoming licensed and signing with a broker? I'm currently taking some of the classes the brokerage offers, some at the office (still working my 8-5) and others watching the previously recorded classes. Other than a post or two on social media I haven't done anything else for lead generation and to build a client base. How did you build when you were starting? What would you have changed if you started again? Any advice would be greatly appreciated.

Good Evening BP community. I've been reading through as many posts as I can this year and thought it was time to join. I recently got my real estate license just 3 weeks ago and will be starting my brokerage training next week. I will be starting as an agent part-time as I acquire knowledge and training and I believe this is possible with my W2 job that is fully remote and provides the flexibility I believe to make starting part-time possible. I also am seeking to acquire my first rental property in the near future, although looks like it will probably not be in my backyard. In addition, to reading through the forum, I have also started reading Long - Distance Real Estate Investing by David Greene. Glad to be part of the BP community.
