Hello all. I remember in a podcast Brandon mentioned giving tenants a rental packet (or some other term that I can't remember). I want to make my own and I'm just looking for feedback on what to include in it. What do you guys have in yours?

So far, I'm thinking:

General House Rules

Utilities (contact info, how to change to their names)

My contact info and business hours for contact

Emergency contact info

Rent payment procedure

Thanks for the replies everyone. The location was in Uptown. So here's an update. This was actually a short sale. We submitted an offer for 100k and the bank countered with 110k. We've since rejected the counter. All your input was very helpful. I think I'm going to keep my eyes peeled for another deal.

Hello all, I'm new to the site and pretty new to investing in general would really like some feedback on a deal I've got going on. 

We have a cash deal for a condo on the North Side for $105,000. It will need about $5000 in work and we think we can get at least $1300 per month in rent. HOA fees are about $560 and property taxes are about $1000 per year. I did some analysis on the BP calc and J Scott's spreadsheet but I'm not completely sure if it's a good deal. I just wanted to throw this out there for some thoughts. Any help would be appreciated. Thanks!
