Hey BP! I am launching my first direct mail campaign, I would ask that you all would share your experiences with YL I already have my letter just dont exactly how to get it onto yellow paper. I have heard a few things about mail merger, and wondering if that would be the way to go. A good honest opinion on the most user friendly or simplest route to take care of this matter.

@Alison M. Your post was great and very informal im a new investor in Richmond, Virginia launching my first direct mail campaign soon and I listen to different opinions here on BP and mostly are different on PC vs YL response ratio than local investors here in my area. Ive learned a great deal from this thread already and I plan to use YL for the my first mailing of 5k.

Hey BP I have a situation with a property that is set to be auctioned off next month there are huge liens attached to the estate and I am wondering is there any way I can get around paying off all the liens attached or how can I go about structuring a deal to make the numbers work as it stands the ARV is 178,000 on the house but the liens and taxes add up to about 135 so there is absolutely no room to do anything of course I'm sure there may be more things ya person may need to know to happ but if anyone has any insight please comment

Hey Alex Harris I've been also seeing this and being that I am a new investor it raises a great point for me because I've not been in the business long so I was wondering if wholesaler were squeezing anything out of those deals. Good point made here

J Scott I am going through a similar process that has past due taxes and liens and I don't know how to go about getting the title free and clear in a speedy manor the house is due to be auctioned in October.Do you have any knowledge on what I should do to maneuver around these things?
