@Eric V Harding have you done your research on the Cleveland market and the neighborhoods? What class area is this property in? If it is a lower class area make sure you have a solid team in place. Cashflow is very attractive out there but you can easily get burned if you go in without a plan and team in place. Also, if you are going to be netting under a 10 cap on a multi family, you are better off putting your money into a 12mo CD account.
Thanks Vadim
What is your personal checklist for a solid team?
PM and contractor is all you need. A PM will either make you or break you.
Real estate attorney?

Hey all,
What is your usual checklist process when you see a property that you like? Found a nice out of state spot and Im curious how you all would approach this after an inspection.
Duplex, C+ hood, seller down to handle repairs

Cant househack as Im married with child. Being that Im smack dab of Los Angeles, i can only LOL hysterically in regards to buying something local.
I hope Bassma ran away from the deal on that house!

not enough information
have you already made the offer?
is it your very first rental?
how did you find it?
do you have a local team?
what are the numbers?
Thanks Nicholas,
I have not made an offer yet and yes, this is my first rental. No local team yet. I am just flush and ready to travel, get a feel for the neighborhoods, and look for some REI-friendly realtors to find some off-market deals.

Been sitting on the sidelines for awhile and im prepped and ready to act.
Im going all cash on one multi-family property for good cashflow (which is my #1 desire).
What are some things to look out for that buyers dont expect when taking this route?

Quote from @AJ Singh:
Ca investors will not do their due dilligence to invest locally. Their presumption is always to go out of state. Once the CA multi family acquisitons achieve market rent in a couple of years, actually the rental yield numbers are as good as OOS.
I'm impressed with your optimism in CA multi family. Are you expecting this in the OC?

Thanks @Zach Lemaster. RTR's rep is second to none and your perspective on this carries a lot of weight.
