616 6th Ave N. Great Falls, MT 59401

5 bedroom/ 2 bathroom

1,954 sqft

Built in 1900

Do not disturb occupants

High Return Property

We are selling this assignable purchase contract on the property below:

House is set up as a duplex with two separate kitchens. Property is in great shape. Move in ready for new tenant or keep old tenants. The property is in a great location, 5 minutes from the Missouri River and beautiful parks, it also has a Walmart 6 minutes away and you can get to Downtown walking in only 3 minutes. Check the Rentometer below which suggests $1,500/month could be brought in on these 5 bedrooms!! This house is a great cash flowing buy and hold or an easy flip. Pipes need some work and cosmetics for a flip.

Since the house is currently occupied by tenants we gently ask whoever is interested in the deal to please do not disturb the tenants.

For serious buyers we can get you in the property. There will be a 1 time showing. This property is only available to cash buyers who can close quickly. You can use your own cash now or hard money and easily refinance later.

A non refundable $5000 earnest money deposit is required to reserve this property.

Purchase price - $135,000 or highest offer

Terms - cash

No owner financing

Property is first come first serve!

@Aurus J. Sanchez Perhaps try to do an owner finance or get on the phone with banks and find some good rates.

My understanding Aurus is that you need to live in a home to finance it with FHA.

I too am after multifamilies. Try aiming for rehab cost of whatever you have saved now or what you can pay for prior to refinancing.

Hi guys, my understanding is that the bank will check my credit one more time just prior to closing. Would it be wise to pay off my credit accounts prior to that?

I hope this is appropriate for the forums. I'm looking for a podcast other than BP (which I love) that has great content for house flippers.

So far I've uncovered:

Flipping Junkie with Danny Johnson

House Flipping HQ with Justin Williams

Flipping Houses for Rookies

There are probably others.

Do you guys have any suggestions?

Hello Rufus, I suppose the profit could be split based on the investor and your financial input. Meaning if he funded it but you did the legwork you could perhaps do a 50/50. Or you 60% since you are investing cash also.

Is there a way perhaps to get the property in both your names?

I'm a new guy so take my suggestions with a grain of salt.

Hey guys, I've done lots of foundational work. I've found my market area, a couple agents, I'm analyzing deals and finding contractors.

It almost seems like I should get funding in place before I make an offer. True? So I've been calling HMLs trying to find one that meets my criteria.

Am I wise to get funding in place first?

I don't want to spin my wheels calling HMLs if I should be getting an offer together instead.
