I'm considering the feasibility of suing multiple tenants who've been evicted for nonpayment of rent in Western New York. Has anyone had any luck garnishing wages there? Do you have any attorney recommendations? If you were successful, how much were you able to garnish each month?

Just closed on my first investment property this past Monday, a duplex in Buffalo, NY! I secured financing from a hard money lender, including a $47k construction loan. Basically, as the rehab gets completed, say every few weeks or month, the lender will send someone to see how far the rehab has come along and reimburse me accordingly. I can front the cash if need be by selling stocks, but does anyone have alternative ideas how I could make the initial payment to the contractors without liquidating some of my stocks?

@Matthew Irish-Jones Thanks for the advice. I don't follow what you mean by the two months of rent not being worth it. Do you mean I shouldn't bother rehabbing the occupied unit and just rehab the vacant one and flip the house? Thank you again!

I'm closing on my first investment property in a few weeks. It's a duplex in Buffalo, New York. One of the units is occupied and the other is vacant. I want to rehab both units and then do a cash out refi. It's a BRRRR deal. Have you ever had success asking a renter to temporarily move into a vacant unit while it's rehabed? I was thinking about telling them that for the inconvenience, they don't pay rent for the 1 month they are in the other unit. I could also rehab the vacant unit first, then let the tenants stay there to make it more comfortable for them while their primary unit is fixed up. What do you think? Any thoughts on negotiating with them? There's an eviction moratorium in New York State still. Or should I just flip it after the vacant unit is rehabed?
