So would you suggest a certain way to structure owner finance? Like balloon payments after 5 years or anything to make it easier to sell the owner?
I have a few properties I found from a landlord that is scaling back for other buisness ventures, an I think this might be a good way to assume his rentals with owner financing. I just need to come to the table with terms that would make it worth his time.

which is better for someone starting out, seller financing or hard money?
I have one propertey right now but I'm finding that obtaining my second is a little more challenging. I have an fha on my first property but not enough equity yet to pull out any cash or line of credit.
My credit is not strong enough to do conventional financing hense why I am looking into creative ways to finance.

As a new investor which is better/ easier to obtain in order to purchase a home, loans or a buisness line of credit if I open up an LLC.
My credit is fair but I don't have a lot of credit history, getting loans is difficult. I have one house now that I bought with an fha, but it is currntly being rented out.
I was exploring a heloc as well but I have not contacted a bank about that option.
Any advise is appreciated!

@SteveRozenberg thanks ! I have been doing my homework for the past few months and reading up on laws, legal entities to protect assets etc. I have a plan on how I want to run my investments as a buisness, I just dont know of anyone that is in the real estate buisness, so any advice is appreciated.

If my goal is to own 100 rental properties, when is it best to have a property management team step in? And does this make it easier to handle out of state investments as well?
I currently have 1 rental property as of now, working on an owner finance for my second, but I am trying to plan out my path so I can achieve my goal.

Hi BP!
My name is Erik and am really interested in real estate investing! I have always liked the idea of owning/selling property but since I've started researching I feel kind of lost or unsure.
I have rented out my first house I bought 5 years ago and make about 100 a month off the house. That is the extent of my knowledge.
I would like to start getting into wholesaling but I don' know where to start. I have found properties that I believe would make a good flip and fix for another investor. So my question is how to i go about finding investors to assign contracts to and what is the best way to get into wholesaling. Any tips help!
