Hello. I am new to the wholesaling game. I'm a bit confused about how contracts work. I understand that finding buyers should be at the top of the to-do list and I have started making appointments to meet and build relationships with buyers. But once I find a willing seller how do I put the actual property under contract? Are there any specific terms or stipulations that should be included in the contract?

Hi @Jill Dewitt! 

Is it wise to get these contracts set up and in writing already before marketing for sellers? I'm in the process of looking for an attorney now. In your experience do most real estate attorneys understand the business of wholesaling or are they like some realtors who really don't understand and therefore don't really look to help with business?

Thank you everyone! And yes I had planned on visiting a local REIA meeting to network. Would you suggest joining the local ULI chapter as well? Any positive or negative feedback on that?

Hello everyone! Erin from Cleveland, OH! So I caught the real estate bug... But I have little funds with getting out of college just last year and all. I've wanted to get into real estate investment since my junior year, but with dedicating time to my studies and my sorority everything else seemed to fall to the back burner. Fast forward to now after doing my research over the years I decided to start my investment career with wholesaling real estate. With that being said, is there any advice you all can give me getting started? Like getting paperwork drawn up?
