@Sandra Han Hi Sandra,  I have some GC contacts I can refer to you in the Central Florida area.  If it's a light rehab project it might be cheaper for you to sub-contract everything out.

Good foreclosure properties goes fast. There are a lot of investors in central florida. It's the right time to buy here because appreciation is on it's way up. That why all the hedge fund guys are buying property down here like crazy. You want to make sure you work with a realtor that has experience with REO properties.

Finding a fix and flip property in Central Florida under 100K is going to be tough to come by. If you do find something there will be little room for profit and it would be in an area that I wouldn't visit during the day. You may want to check out the outer areas, Sanford, Deltona, etc.

It's easy to find cash buyers, finding the deal is the hard part.  PM me if you still need help.

Don't write the offer "contingent upon roof inspection", just write it "contingent upon inspection".  

I think the higher interest rate reflects the 5% down as opposed to lender credits.

You can easily get insurance quotes online for your property to get a more exact figure.

You should be able to get the proof of funds letter from the hard money lender.

Yes it was really good!  The first brother Pete went over how to reduce rehab costs, a lot "do it yourself" projects.  The other brother went over finding the property.  Message me if you want anymore info.
