@Dustin Rose I’m going to be honest with you, excuse the pessisimist in me, but 32% returns in about 6 months sounds too good to be true. With those terms i’d Imagine you’d have a wait list of investors. 

I’m able and interested but I would like to see a healthy list of referrals and a paper trail of investors and payouts. PM me if you’d like. I’m busy today but maybe we could chat during the week. Tuesday is best.

I actually reached out to a long time friend who works for the IRS and audits small businesses but according to him I should be fine.

I’ve poked around online and used the search function and couldn’t come to a definitive conclusion. 

As it stands I have one property in my name that technically is a rental. I live 2.5 hours away and my mom cuts me a check every month. I rent with my girlfriend and we are moving into a 2 bedroom next month. I do a lot of reading, webinars, phone calls, group calls etc. as I prep for my next purchase and plan on using the spare room exclusively as my home office with my desk and office equipment.

With the one property that I already have would I run into any deduction issues? Or should I play it safe and not consider it until I a property not in any way tied to a relative of mine?

William, if I remember correctly, he has a 50k or so general reserve fund to address any CapEx needs on any given property.

@Hoa Nguyen you’ll get different answers depending on who you ask. Some say if you feel pretty prepared, have a good plan, and the numbers look good, dive into multi’s. Most though will tell you to get your feet wet in singles for a bit and then exchange up.

Can you let me know how that 3 day camp goes? How much is it?
