Hey everyone,

I’m excited to finally be here in San Antonio! After 4 1/2 years in the Army, I’m now a student at ACI Learning, working on my CompTIA A+, Security+, and Network+ certifications. I’ll be job hunting soon and hope to start working by September.

I’m looking to buy my first rental property around March 2025 in the Northwest or Northeast San Antonio area, and I’m even considering as far up as San Marcos. I’ll start my search in December 2024 and would love to connect with folks who have insights or knowledge about these areas.

Looking forward to making connections and learning from this awesome community.

Best,

Eddie

Hey everyone! 👋

In 10 months, I'll be gearing up to invest in multi-family properties using my VA loan and need a job that will both feed my passion and support my financial goals. I'm particularly interested in these roles and would love your insights:

  1. Realtor: How do you find and maintain clients? Any essential skills or tips?
  2. Loan Officer: What does your daily work involve? What are the main challenges?
  3. Contractor: How did you start? What kinds of projects do you typically handle?
  4. Property Manager: What's involved in managing different properties? Any tips on handling tenants?
  5. Appraiser: How does one become an appraiser? What's the most unique property you've assessed?
  6. Inspector: How did you enter this field? Any unusual findings during inspections?

I'm aiming for a role that aligns with my real estate investment goals and offers both valuable experience and sufficient income. Your perspectives could be vital in helping me learn more about these fields!

Thanks in advance for your thoughts and guidance!

Best,

Eddie

Hey there!

Love your enthusiasm for connecting with others in San Antonio. I'm planning to be out there in June 2024 myself, and I'm in the process of looking to buy a 2-3 unit rental using my VA loan. Exciting times!

I've found that creating posts and being super interactive on BiggerPockets has opened up tons of opportunities for me. Even though I may not be able to meet up for coffee or lunch, I'd be more than happy to share some contacts with you. I've met some awesome experts out there who are always willing to help, and I think they'd be a great resource for you too.

Feel free to DM me if you want to talk further or if you have any questions. Best of luck with your real estate journey, and I hope to connect with you soon!

Cheers,

Eddie

Try property management so you get paid to learn about the industry!

Property management to get paid AND learn? That sounds like a win-win! I'm all about learning the ropes and getting my hands dirty in the industry.

Got any tips or know folks in San Antonio who are in property management? I'm all ears if you've got some inside scoop or connections.

Thanks for the cool idea. Definitely something to chew on!

Hey @Edward Zachary Samperio

San Antonio, TX is our target investment market for multifamily, and here are some sites we use to quantify key metrics.

1. Population Growth - https://www.census.gov/data/tables.html

2. Job Growth - https://www.bls.gov/

3. Median Household Income Growth - www.City-Data.com

4. Median House Value Growth - www.City-Data.com

5. Crime Index - www.City-Data.com

6. Rent Growth - https://www.apartmentlist.com/research/national-rent-data

7. Cap Rate - Brokers / Appraisers / PMs in your market

8. Personal Preference - Do you want to spend time there?

There are neighborhoods we love and those that we will stay absolutely clear of. City-Data will help you see which neighborhoods are "healthier" investment areas compared to others by using their map feature. Please feel free to DM me with questions!

Wow, thanks for all the info! Really appreciate you sharing these sites, they're gold for someone looking into the San Antonio market like me.

I'm really curious about the neighborhoods you love and those you avoid. What's the scoop there? Also, if you've got any go-to brokers or property managers in the area, I'd be all ears.

I'll hit you up in the DMs for more details. Looking forward to chatting more!

Hello fellow investors and real estate enthusiasts,

As someone passionate about growth and dynamism in the real estate market, I've been closely observing the trends and opportunities in San Antonio. With its rich culture, growing industries, and promising economic landscape, San Antonio presents unique investment scenarios.

However, with the current shifts in both the local and Texas-wide market, I find myself pondering a few questions that I believe many of you might share:

  1. San Antonio's Growth Potential: How do you view the growth trajectory in San Antonio, especially in comparison to other major Texan cities? Do you see specific neighborhoods or types of properties standing out?
  2. Investment Strategies: What investment strategies are resonating best with the current San Antonio market? Are there novel approaches that seem particularly suited to this region?
  3. Challenges and Solutions: Every market has its unique challenges. What specific hurdles do you see in San Antonio's real estate market, and how are you addressing them? Are there any state-wide policies that are affecting your decisions?
  4. Networking and Collaboration: San Antonio's community of investors and professionals is thriving. How are you leveraging networks, partnerships, and collaborations in the area? Do you have any recommendations for newcomers looking to enter the market?

Your insights and experiences will not only enrich my understanding but will also create a lively and informative discussion for everyone on this forum. Let's engage, share, and grow together in our journey toward financial freedom and real estate mastery.

Looking forward to hearing your thoughts!

Best regards,

Eddie

Hey San Antonio Community,

The countdown to my civilian life has begun! With just 10 months left in the Army, San Antonio is calling my name for June 2024. And I've got some big plans, including diving into the local real estate market.

But here's the deal: I know that having a stable job is crucial for me while I pursue my real estate dreams. That's why I'm reaching out to you awesome folks to see if anyone knows about companies or businesses in the area that are particularly supportive of us vets.

Are there industries or specific employers known for helping veterans transition into civilian roles? Maybe some of you have gone down a similar path or know someone who has.

I'm open to suggestions and connections, and I'm super curious about how people balance their day jobs with their passion for real estate.

Feel free to share your thoughts, insights, or even personal experiences. Every bit of information is a step closer to making this move as smooth as possible.

Thanks in advance, and I look forward to hearing from you all!

Best,

Eddie

Wise of you to get a head start with your networking and planning. I am an agent/investor born and raised here in San Antonio. Would love to connect -  but don't hesistate to ask questions, there are some very sharp folks here locally. There's also some nice meetups as well you'd learn a ton from. Lmk if I can be of assistance.

Absolutely man! Thank you for the response, you can shoot me a text using the BP chat. I'm more than happy to connect and get as much info and networking as possible!

That's awesome man, I'd love to work with agents who also invest! We can share some contact information so that when I move out to San Antonio next summer, we can make some deals happen!

I also might have 100 different questions for guidance... haha. You can message me on the BP chats if you're willing to potentially work together in the future, Thanks!

Welcome to san antonio in advance @Edward Zachary Samperio I am in the guard and my wife is active duty. We moved to san antonio for the army as well and have been very happy with the real estate market here. We own a couple of rentals and airbnbs. My full time job is a real estate agent at new western so I see alot of distressed homes that are good for fix and flips or BRRRRs if you ever want to talk about the market down here in san antonio or see what we have going on feel free to reach out.

Wow man that's awesome! Congrats on owning a couple of rentals and Airbnb, you're exactly where I want to be in the coming years! I'd love to chat anytime you got man. I really want to work with agents who are doing and successful at what I want to do. It just makes life easier! lol

I have about 9-10 months before I finish my contract, but I'd love to stay in touch as a serious buyer come summer of 2024! You can message me on the BP messages so we can exchange some contact info. Best of luck!
