I always tell agents who come to work with me that it is doable to be part time but more difficult.  It depends on the commitment level you have and the time you carve out for it.  Good luck making your decision!

Unfortunatly, no. It has to be you because you are the owner occupant. But using the FHA loan and living on the property is a great way to start your investment portfolio. Great job on going that route!

HI!  Congrats on your new job!  If it were me, I would sell the house.  I think that it is great that you are so optimistic.  BUT if I am reading this correctly, it sounds like if one or two things go wrong, you could be in trouble.  For example, a tenant trashes the rental house or if the furnace in your new house quits working, how do you pay for it? Just something else to consider- I see that your company is paying your moving costs.  Are they paying your closing costs when you sell your current home?  If they are but you hold onto the house, they may not pay them if you decide to sell down the road.  You did a really great job explaining everything.  Based on what you have said and my personal tendency to be extremely cautious, I would sell.  BUT you know what risk you can handle and you know the area.  I don't.  So trust your gut and make whatever decision will help you sleep at night and lead to no regrets.  Good luck!

Hi!  First of all, congrats on all that you are doing as a teenager. Very impressive!  I would start with looking up any groups that are in your area.  Are there any entrepreneur or real estate groups that you can join?  Also, do you have a particular business person in your area who you think would make a great mentor?  Seek them out and see if they would answer some questions for you.  Have a list of questions ready and then listen and take lots of notes. And then read...a lot!  You are starting out great!  Keep up the good work!

You did a great job for your clients!  I love how you helped them handle every aspect-including the financing.  This client will probably lead to several good referrals becuase of how well you handled this transaction.   Keep up the good work!

Sounds like you have given this a lot of  thought and are trying very hard to make the right decision.  My suggestion, before you do anything, would talk to a financial advisor and a lender.   The financial advisor can help guide you with both your short term and long term goals.  Your lender can guide you in loan options, payments, qualification, etc.  Good luck!  And thank you so much for your service.

This is just my opinion. I would not want to get advice this specific from a forum where many of the people have never been to your town.  Every market is so different.  I see that you are a flipper/rehabber so I am asuming that you have a Raeltor.  Ask them.  Have them give you comps showing everyting that you need to know.  Make a decision on how long you are going to stay at the house because that makes a huge difference since it is epensive (and can be a pain at times) to sell.  Then, discuss it with the Realtor (and even a financial planner) to see what makes sense.  If you were in Ohio, I wuld feel much more confortable guiding you.  But I think that in cases like this, it is better to ask local professionals.  Good luck!

Hi!  Sounds like a great opportunity to have several neat rentals! BUT since these properties are in town, I would contact the town/village office to make sure that you can do what you want to do before you spend any money.  This will help save you from a potentially negative situation.  Good luck!

It sounds like you have a lot of great ideas- probably too many of them.  I would take some time to think about all of these ideas to see what makes the most sense for you.  You can do that based on what interests you and also what helps you achieve your longterm goals.  The thing is, if I tell you that I love a certain investment but it isn't right for you, I actually made it worse for you, not better.  I do see that cash flow is important to you.  So because you know that is important to you, don't compromise.  Good luck!
