Purchase price: $350,000
Cash invested: $50,000

Cute condominium located at the feet of Lake Oswego downtown on the Willamette River that forms from Columbia River and travels through the state or Oregon.

What made you interested in investing in this type of deal?

Location, location, location

How did you find this deal and how did you negotiate it?

Word of mouth

How did you finance this deal?

Capital Coast Funding financed it.

How did you add value to the deal?

The unit was never upgraded in the last 20 years. It was needed a complete remodeling and much much love.

What was the outcome?

Great outcome!!

Lessons learned? Challenges?

Never give up!!! Keep my eyes open for great deals!!

Purchase price: $1,200,000
Cash invested: $75,000

Gorgeous single family home located on a corner lot.

What made you interested in investing in this type of deal?

I like to invest in downtowns or close to it.

How did you find this deal and how did you negotiate it?

Word of mouth.

How did you finance this deal?

Coastal Capital Funding financed the transaction. Great company to wok with!!!

How did you add value to the deal?

Value is added by upgrading a few things interior ( new hardwood floor throughout the house, new fence around the entire property, upgraded kitchen and bathroom cabinets, added a new deck and outdoor kitchen)

What was the outcome?

Great outcome!!!

Buy, fix, rent, hold, and move to the next property.

This is single family house located on a great spot close to downtown of Manassas.

What made you interested in investing in this type of deal?

I was interested in this property because it is cute property and it generates monthly revenue.
With a little work added to it, and some love given, it turned out to be a lovely house for a family who enjoys living there.

How did you find this deal and how did you negotiate it?

I found this property by word or mouth.

How did you finance this deal?

It was financed conventional loan

How did you add value to the deal?

Value was added to the property by upgrading the interior of it. ( floor, bathroom, cabinets, and fresh paint) and topping it with love.

What was the outcome?

Great outcome!!!

Lessons learned? Challenges?

Lesson learned was to keep investing on distressed property and rent them out for positive income.
