Hey Esther, thanks for sharing on the forums. I don't know about you but I am constantly on the hunt for consistency, consistency of income, of deals, of productivity, in my relationships...so that's my focus in all things not just real estate.

So my vision to your question is a a state of total consistency of income and deals.

I'm focused on the basics, which to drive me is even more specifically "making offers."

My name is James, and I'm a relatively new investor with a promising property that I'm currently renovating. This project has a lot of potential, but it's taking longer than expected because I'm funding it solely with my W2 income. The progress has been slow and challenging, and I realize I need some assistance to complete it.

I owe about $75,000 on the property, which is owner-financed. I'm currently paying $800 per month at an interest rate of 6%. With some help, I am confident I can finish the renovations and turn it into a short-term rental that will generate immediate cash flow. I have experience with rental arbitrage on a neighboring property, which has been very successful.

Unfortunately, my credit has taken a hit due to a recent divorce, making it difficult to secure traditional financing. Even BP couldn't match me with a lender. I'm reaching out as a last resort, hoping someone will take a chance on me and help me get to the finish line. If you have any advise or can help, please reach out

I have a client that is looking for a renovation loan to rehab a property purchased outright for cash 6 months ago. Needs ~$200K to convert SFH to MFH, ARV ~$375, credit score 720+. Anyone with a product that might be suitable?

Have some cash on the side that would like to deploy on another property. I don't want to liquidate my stocks to buy it full cash and so I'm looking for a DSCR loan. Appreciate any tips as well!

That's a very, very, very, broad ask.
Do you have a specific question or piece of information you would like to determine?
PMLs exist, there's zillions of them, real estate investors work with them every day and PMLs fill a need and have a role to play as a specific tools for a specific situation.
See if you can put a sharper point on your question.
