This will be my first time buying land. I usually just flip houses. I’m buying a piece of land that has had a house on it before (it burned down) and currently has an old mobile home, on the other side of the property, that I’ll have to remove

For those who’ve purchased land, what would you do before close? I know it’s buildable, with two prior structures. I know it has utilities on site, I can see everything (water, sewer, electricity). What else should I investigate, if anything, and who do I contact to do that?
