Thank you Bob.  I have contacted an attorney to get some further info.  The contract I read is pretty simple, I would be lending private money, my own, to a flip project.  Someone had mentioned to me that putting a lien against the property is the best course of action but it seems a bit harsh. And even with an iron clad contract wouldnt I basically end in court to enforce the contract terms?

Hi All

My question is this.  If I am lending to another investor money for reno costs for a fix and flip what is the best way to secure my investment?  Contract, property lien, etc.

You are right on that.  I went figuring perhaps they had some insights I could take away.  I wasn't about to pay $26k for any type of course.  Especially when the key speaker quotes BP videos and suggestions for finding leads.  Made me think perhaps they take some of their notes from here.

@Bradley De comarmond yeah the seminar had some info but really you can find it all here for much cheaper.  If you have any time to grab a coffee and talk about out of state investing, I'd much appreciate it.

Hello Everyone;

I've relatively new to REI. I joined BP a few months ago and have been reading the vast amounts of info here. I'm mostly interested in buy and holds, multi-family units and flips. I had the chance to attend one of the meet ups here and I was impressed with the range of people that came out. I will definitely be attending the next meet up. I have recently invested in a house flip to gain some knowledge in that area and have been able to see the process up close and in action.

I do have a mildly funny story I'd like to tell.

So I attended a Rich Dad, Poor Dad RE seminar this past weekend and I went in there with the fore knowledge it was basically a sales pitch to buy their continuing classes.  However, being new to RE I figured I might learn something.  Well day 1 the speaker gave out about 3 pieces of actual information that was useful and the rest was pointing out how we knew nothing and should listen, it was an 8 hour day.  So I listened and I kid you not on day 2 the speaker not only said word for word the tool box analogy I've heard in the videos here on BP, she also said driving for dollars is for stupid people cause no one really does that.  I figured at that point I had gotten all I would out of the seminar and left. I mean she's quoting a better, cheaper source of information so I did not go back the day 3. In their defense I will say that they do know what they are talking about, though very stingy on giving out any real information and anyone that wants to spend big dollars for a one stop shop then they are it.  However my take away from all that is I can learn it here on BP for much less.

Looking forward to gaining more knowledge and meeting other RE investors as my career moves forward.
