Post: How do you inspect a foreclosure?

What's your approach to evaluating the condition and determining the rehab cost of a foreclosure? The hypothetical property is bank owned and it may be occupied or it may not, this is unknown. Let me start off by saying I'm not looking for answers like check out the i.e. roof, flooring, HVAC... I'm asking do you drive to the property, get out and walk around glance through the windows and key the door? Or do you simply just drive by and hope for the best? Thanks!

Derik Kaiser , wow...great info. I'm going to do this so I can analyze the markets I am wanting to get into. I can only imagine the wealth of wisdom you have to offer a new guy to the industry like myself. Thanks for contributing!
Jayson Hinkson , how's the new construction market going up there? Last time I spoke with a GC from Aiken he told me that he was out out of business by "handymen". Supposedly they were taking all the additions and renovations. I couldn't imagine them being licensed though. I didn't get into why he didn't build NC instead of small jobs... As far as the new construction market here in Sumter, we are inundated with cheap "green" homes built by tract builders.

Hello BP community,

I am a new flipper and REI in the Sumter and Florence area of South Carolina. I grew up around real estate and construction all my life. I recently graduated from USC Columbia in December 15 with a B.S. degree and the honor of Magna Cum Laude. I decided to form an LLC in January and finished my first deal which turned out to be a huge success.

My long term goal is to get into building and owning multiple multifamily properties that have 200+ doors each. Its no easy task but I am young and willing to bust my butt to get there. Currently I'm looking into becoming a GC so I can build residential homes now and move into the commercial side when the opportunity presents itself.

I would love to hear about your experiences and any advice you may have!
