Max occupancy is actually the 1 bedroom for couples. Now if you're able to acquire a cabin with proven history, the ones that sleep 20+ are always full with groups. Again, Airbnb VRBO etc will prioritize, so the ones with the views always win. Of course having ammentines such as a pool, golf simulator, fire pit, hot tub, game area will add to that value

Local realtor in gatlinburg here. My parents and I have owned and run 20+ cabins here. VIEWS!!!! If you can allocate your money towards something with a view you will be rewarded. Only those of which have a view are the ones who's occupancy is above 75% consistently.
