@Ethen Sanchez While I don't know STL as well as KC, yes crime rates play a factor. I am partial to KC and there are only a few areas that I don't work in. If the deal is too good to be true, stay way. I recommend for out of state investors to buy in a class B or A area and a nice well occupied building. It may look like you are overpaying on it on paper but if you buy nice product in nice locations you will appreciate and be well occupied at the same time in my experience.

@Alex Olson, Thank you for your input! Is there an efficient and reliable way to figure out what neighborhoods are Class A/B?

I’m in CA and I want to cut my teeth in RE investing. I’m looking at out of state investing in St. Louis, MO. Has anyone here had experience with that and can you highlight some pros/cons? Do crime rates play a factor in deciding what markets to look at?
