@Josh Keeney I agree with the notion that the more you listen to podcasts throughout the day the more you find yourself thinking about real estate and staying "fresh" as you put it

@Coco Zuniga thank you so much for recommending podcast 157! It may be one of my favorite ones I've listened to so far. What an amazing story Elrod has! 

So to fulfill my homework that was assigned yesterday a few of my comments are:

1. I love that I recognize myself doing a few of these things in the morning already I just need to add in affirmations, visualization, & scribe.

2. "Doing rather than becoming." This is something I personally need to work on. I read about these things that I want to do, yet I have very little hands on experience. I need to work on putting those ideas and knowledge into action.

@Nick Meister currently I am at GRCC however I intend to transfer to Ferris State University next winter semester. The nice thing is that Ferris offers CM classes at the GRCC campus certain years and 2018 is one of those.

Now the decision I am faced with is do I go up to Big Rapids next year or do I stay in GR and attempt to house hack? I think I fancy the latter haha.

When it comes down to it I love nothing more than a beautifully built home in the perfect location, so I think I'll always be drawn to residential, but with that said I also do want to get into multi-unit complexes (25+ units) which that is considered commercial, correct?? haha light commercial?

@Jonathan Thrasher well still, congrats on the first flip! Even if it is taking longer than expected haha. Good luck to you on all of your future endeavors!

Good morning BP-enthusiasts! 

I think most of us can agree that having a consistent routine everyday could be one of the most beneficial aspect of our day. If we can start our day off on the right foot, and starting with productivity is key. 

So my question to you all is this:

What are the 5 (or so) tasks, habits, jobs, etc. that you make a point of doing shortly after you wake?

And why do you do these specific actions, how does it benefit you?

@Benjamin McClellan Thank you very much for the kind welcome. I was reading your bio a little bit and I see that you started investing in student housing (i.e. house hacking) and that is exactly what I want to get started with also.

In regard to real estate investment, what have you found to be true about the Grand Rapids area? Anything I should be privy to? I believe with 5+ college/universities in the grand rapids area that it is a perfect place to begin in student housing, would you agree?

If you don't mind me asking, are you still working mostly with student rentals or are you trying out a few different types of investment?

 Hell Nick! I mostly do renos, so new siding, windows, flooring, trim, paint, light framing here and there, etc. However currently I have two houses up north that I am working at as well as my own home down in the GR area, but thank you for reaching out to me! Hello Everyone!

I am a college student majoring in construction management in Grand Rapids, MI and have recently realized the endless possibilities that the Real Estate industry has to offer. Truth be told I have not bought/sold, flipped, or invested in anything myself as of yet however I plan on obtaining my RE license by the end of this summer as the first step in my RE career!  

I may not have invested yet myself but I have been working in residential construction for the past two years and have also contributed to a few flips.

I just wanted to introduce myself to everyone here at BP, hopefully we'll be able to connect and I am excited to learn from all of the content found on BP. Please feel free to reach out and introduce yourselves to me! Thanks for taking the time to read my brief introduction.
