Prices have gone up, but so have rents as @John Warren mentioned. Definitely advise to purchase a property at a discount but most of them that are negotiable need work. Keep in mind that you can offer whatever price you think its worth but the sellers may not accept your offer. It's a numbers game, but the deals are DEFINITELY out there!

Hey @Ajay Renga 👋🏽 I live in Chicago myself and have owned a few properties in the area and I am now pivoting to the greater Northwest Indiana region (Whiting, Hammond, East Chicago, Crown Point, etc) as its a land-lord friendly state, lower property taxes, etc. I could go on and on lol 

It's right next door :)

Hey @Yash Mirchandani 👋🏽 amazing work, and I would be interested in meeting you! I have had a few clients from India and they've mentioned how hard it is to get into the RE market over there. I would imagine that much of your skills are transferrable to any market and there is a lot of opportunity in Chicago to own real estate, although our market is very competitive and dependent on the type of deals you're looking for, there is always money that can be made!

Congratulations on purchasing a triple - where in Chicago did you purchase? I am definitely a fan or acquiring real estate, especially if you can still use low downpayment options so you can diversify your cash. I am not fully invested in the stock market, mainly invested in ETFs - it's not really my thing lol but I like the idea of investing in tangible assets!

Hey @Christapor Mikaelian I absolutely love that you want to help your mom out as she becomes less and less able-bodied. Believe it or not, Indiana / Chicago are great markets to invest in, and if you have $50k saved, that should be able to get you a duplex. If you want something more turnkey, Northwest Indiana might be a really good option. I help A LOT of investors in other states invest primarily in these areas.
