I am a long-time (since 2009) residential and commercial investor while working a Full-time (IT industry). When borrowing a money from a bank, I always provide 2 time pay-stubs.

Wondering how the full-time investor to borrow a money from bank without a regular pat-checks.

@Patricia Taveras just be careful when you changed your job don’t forgot to pay all of it back. Otherwise, You make a trouble.

@Matthew Grisafe In most case it’s impossible. especially if you have a good deal and don’t want to miss this opportunity, for the most good bank (local bank) will require 20~25% down payment for commercial loan.

@Jenn N. I had very similar situation. Yes, you can buy two properties to split your total 1031 fund and just need to pay another fee (e.g $1500) of the 1031 exchange company. Talk to your 1031 exchange attorney.

There is a hotel near by for sale with over 11.85% CAP. Any pros and cons for owning a hotel?

I have been doing the renting investment for years while keeping my W2 (IT industry as a software engineer), but I never want to get into a remote business. My rule of thumb is in 30 minute drive distance. Personally I don’t think it will work to ask someone to manage and maintain your properties. It’s not worth.

It’s very unfortunate but it could happen sometime. Even I never had such Instance but be good to prepared. I don’t want to have any discrimination here, but when I screen a Tenat, the age is one of my factors.
