I would LOVE to do most of the construction work myself, but I'm scared that I won't be able to handle the intensive labor because I'm a girl... Do you have to be really strong to do that stuff? I mean, my sister and I are currently bodybuilding, but we're no Arnold's LOL~ I will definitely get that book - thank you.

I have a vague idea now of what I'm getting myself into and I'll brace myself for the work that's coming!

What are some safe lending options?

Thanks @Joshua Daniels! That sounds like a great idea. Currently, we're living with our parents but we're hoping to get more students and perform more often to raise our income within the next few months. 

Do you have to live in a duplex for 12 months before you rent it out?

Hi there,

My name is Grace and I currently run a studio with my younger sister, who is 21. We teach piano, violin, and voice. 

With our income (about $2000/month), we want to invest in real estate (mainly rental properties for cash flow). We have about $3000 set aside with another $4000 that we'll be getting back from our dad in the following months.

Our first goal is to get an owner occupant home.
