We are inheriting a property with existing leases and existing tenants so we are jumping right in. Besides reading everyone's experiences on the forum, what practical books do you recommend for beginners in setting up systems to be a landlord, self manage multi unit <4 units. 
Ideally to answer more questions about day to day of dealing with tenants, common issues and how to troubleshoot, communication, how to setup to receive payments etc
And not so much about findings rental deals etc.

We just got a quote for insurance for a 2 apartment multi unit and it was 10.5 K. 
the building is old from 1890s and has a flat roof so we were expecting the premium to be high but not 10K . What's everyone getting for insurance quotes these days? Any brokers out here that can get a better price? 

@Prashanth Mahakali you mention have an architect visit the property to tell you what would be required to make this legal. Would you recommend doing this at the inspection period?

@Yoseph Kalman so if you were to hire an architect, do the work with your contractor of choice who built things up to code. 
Can you apply for a retroactive permit and the city would approve your work since it was done up to code? 
or is “up to code” open to interpretation and yours may not match what the city would like to see ?
