 if you were to add a unit ( let's say by converting a basement of 1000 square feet into a living space) and you do it the right way, draw permits and all that. 
What would you say cost of construction is compared to doing work without permits? Is it double ? Triple?

Can somebody shed some light on how Landlord insurance deals with coverage of these illegal basement units in Chicago? 
Do they provide coverage regardless whether is a legal unit or not?

Can they pull out of paying a claim if it was triggered due to an event that originated from that basement non legal unit?

@Samuel Pavlovcik is there a difference if you buy a unit that already had the unit built out ( the previous owner did it) vs you converting an unfinished basement into a unit. In the eyes of yhe city, do they see them the same?  Is there some type of grandfathering option?
