 Thanks for the details! What do you mean by intimidating? Lots of cold prospecting/hard closes?

I mean intimidating along the lines of short analysis times followed by silent auction-style bidding. It's not for the faint of heart.

Gustavo, I found the deal through an wholesaling agent at New Western. After about a year of dead ends through the MLS, I was referred to my agent from a buddy who had purchased 2 SFH's using him. Their methods are a bit intimidating for the new investor. But, 4 months after viewing a few off-market properties, I landed the deal.

Greetings all!

I'm a long time listener- first time caller :-D. I finally have my first deal, a duplex, under rehab! It's been a bumpy ride getting to the first deal, and the fun's not over, now that the rehab is underway. I was referred to a great GC that is helping me stay near budget throughout this endeavor. This may not be a perfect BRRRR, but it'll be a lot closer than if I would've gone with the first GC I interviewed. I can't wait until this one is rented so I can start zeroing in on the next one!

In case you doubt it, there are still deals out there.

@Michael Baum I don't intend on doing anything illegal; I enjoy my freedom way too much. But, I know that I'm just cutting my teeth into REI, and this may be an obstacle to the uninformed. Heck, backdoor IRA contributions are legal, and they are an obvious loophole.

Has anyone found a way around the "owner has to occupy" law for STR's in Greenville SC?

An out-of- state family member inherited their parents' home, and it's just sitting their, slowly draining money from his pockets. I would love to rent it from him and test out AirBNB. But, no one "occupies" the residence for the majority of the year. Greenvillains can only STR as a "Bed and Breakfast" in your primary home.

Any info is greatly appreciated
