thanks for the reply Jonathan, how about this scenario to get me started..  start with a single family home(easier) with good equity, live in it as my home. but fix it up a little & house hack to pay my mortgage. then a year or two down the road pull out the equity or even sell and purchase a multi family home that way ill have more money to back me up. how does that sound as a first investment?

i want to end up in multi family homes in the long run, but i have no money down, no money for vacancy,repairs,rehab, etc.. my idea was to start with a single family home(easier) with good equity, live in it. but fix it up a little & house hack to pay my mortgage. then a year or two down the road pull out the equity or even sell and purchase a multi family home that way ill have more money to back me up. how does that sound as a first investment?

is it a good idea to invest in real estate with absolutely no money? as in no downpayment, no money for vacancy, no money for repairs or rehab? can i get a private laon from like a local loan place to cover all that??

i have been playing with the BP rental property calculator. and i have been using info off of zillow on a specific property. like for instance zillow tells me the estimated mortgage, taxes, insurance, market value. are those accurate?

i was told by a mortgage banker that i have to have 2 years work history to qualify for a loan. is ther anyway around that so i can invest sooner?

did you guys finance your first property? or was it cash? 

and did you guys rehab for first property as well?
