@Robin Boyer Yes, I still browse the forums when time permits. I haven't been to an investor networking meeting in quite some time but I'd like to get out to another one soon.

Which meeting in particular are you referring to?

Pros: You can hit the short term rental market through AirBnB, VRBO, etc, as well as furnished executive stays, insurance relocations, etc.

Cons: Stuff breaks, gets dirty, higher turnover, more work if you let it be.

I can echo most of what @Phillip Faries has said. The money is good, but it can be a LOT of work. I had a nice system going on for my short term rental. I started out by renting it out only for the weekends, which made for some good pocket/saving money and then converted it to full time. It's a 1BR/1BA so I ended up temporarily moving back in with my parents. I've since converted it to a longer term furnished rental. So far had almost a month of vacancy, but it's now rented for a month, and a decent amount of interest for the summer and even as late as september time frame with a bit less hassle.

Does anyone have recommendations for property managers that deal with furnished monthly+ rentals in southern OC/SoCal? I recently converted my STR to a longer term rental. I still use AirBnB as my primary platform, but was hoping to get in contact with a knowledgeable and reputable property management company who can do due diligence, handle repairs, evictions (if necessary), bookings, etc. Thanks!

My friend has a Studio/Loft style condo in Downtown San Diego and does well, particularly during ComicCon. He only rents it out during the weekends, but demand is usually high for him year-round.

I don't have any personal knowledge of North Park, so I can't speak to that.

I don't have any personal experience in getting off-market deals, but my gut would say to make friends with a lot of local RE Agents, Investors, etc.

I currently use CBIZ for insurance on my 1BR 1BA Condo. Relatively pricey yes, but worth it IMO. You get both personal and commercial liability through their plans, income protection, the works. I haven't had a claim with them (and I never hope to) so I can't speak to how well their claims process is.
