First deal. Had it diligenced by two of the largest tree nut operators in CA and it passed with flying colors. The big selling points on this ranch are the water rights and depreciation. It's in a great water district with secure access, which is the biggest driver for appreciation in California. While land isn't depreciable, the trees are and it qualifies for bonus depreciation. What have you guys done to drive business to what might be an esoteric project? 

Took a big shot (in escrow) on an amazing almond orchard 10% cap rate with great upside. I've been absolutely miffed as to why I'm not getting barely any interest from investors. What does this group do / done for raising equity?
