I’m getting away from doing flips and I’m looking for long term cash flow such as rentals. I recently looked at a property that would get me 4 rental properties in one buy all done the only thing is the work was done not permitted any ideas/suggestions or advice on this, it would be so helpful

I’m looking into doing a hard money flip I know very little about hard money or even where to start any tips?

Currently looking at hard money buying a property doing the bare minimum painting in and outside, flooring, new cabinets, stainless steel appliances and some landscape. Any tips on materials that are nice and less expensive? Trying to maximize profit but also satisfy a buyer
