Thanks @Dana Dunford, However, I'm afraid because the LLC has no ownership interest in the property that I'll violate the law. I'm not sure me owning the LLC is the same as my LLC having ownership interest in the property. According to public records, I own the property, but no one knows who owns the LLC except for me and the attorney.

Hi BP members,

I'm thinking of buying a quad under my name and using my LLC to manage it. Georgia requires that you have a real estate broker's license to manage other people's property. Technically I own the LLC and the property, but the LLC is not on the deed. Am I violating any laws here? The reason I want to manage the property under the LLC is to shield the fact that I'm the owner and build business credit to eventually buy properties under my LLC. Any advice is appreciated.

Evan

Hi Edwin,

Congrats on starting your own business abroad.  I know it's not easy to adapt to a foreign country.  I'm Vietnamese and new to the BP community.  Vietnam is an up and coming tourist hotspot for it's cheap accomodations and food.  I'm originally from Nha Trang.  I would love to invest in places like Hoi An and Nha Trang.  I still have family in Nha Trang and Saigon.  I just visited Vietnam last year and visited all 3 regions (North, Central, and South).  I totally fell in love with Hoi An, Da Nang was so dynamic and Nha Trang was so relaxing.  I might go to Vietnam again next year.  I hope we could meetup and discuss your business and see if we could partner up on deals.

Evan

Great advice guys, especially @Conor Hesch, I'll do some research on portfolio conventional loans. Is there a specific institution that does this? Thanks for the advice.

Thanks Suzanne, I love listening to the podcasts.  I listen to at least on everyday.  It's extremely helpful to develop my strategy.

Hi Everyone,

I'm Evan from Duluth, Minnesota. I moved from NYC a year ago. My partner and I made the move to save as much money as possible for the next couple of years to invest in real estate. We are currently renting. The standard of living here is much lower than NYC and we hope to save $100,000 in 3 years to invest. We want to go the owner-occupy route in a multi-family to start. We don't know where we want to live and invest yet. We are sure that we don't want to live here long term. We are just saving money and educating ourselves about real estate investing in the meantime. My plan is to invest in an owner-occupy multi-family with an FHA loan, and use our savings to fix and flip for liquid capital to buy more properties for rental. Rinse and repeat. One of my concerns is having so much "skin in the game". Should I leverage the fix and flips with loans or use our own money to save on points and interests?

Any suggestions would be greatly appreciated.  Thank you.
