Thank you Brett Goldsmith, that was very helpful! At this time the bank has not done the value of the house yet. Sounds like the bailbond company is not willing to budge anything at this point. They want it all which is not realistic. Owner passed away and trustees will walk away and let it go into foreclosure. Were trying to see what will be best to have them all split the money. At the end of the day, it may be too much to have my buyer pay those liens off. We will see what happens. Thanks for your help!

Hello Agents and Investors. I am representing a buyer on a short sale transaction and the negotiator wants to know how much my buyer is willing to pay, to pay off some of the liens. How does one figure out that number? This is my first shortsale, so i am trying to get a little guidance please. There is a child support lien, Judgement Bail Bond Lien of about $522,000, Mechanic Liens of $4,700 and some other judgement of like $52,000, which i am trying to figure out what it is. Any help, would really help me out. The bank has aprooved doing the shortsale, just trying to figure out how much my buyer should offer in addition to the purchase price. Hi there, I am a newer agent and haven't had the opportunity to work with Veterans yet. I wanted to know if there are any drawbacks to working with Veteran buyers? I am told that it is more expensive for sellers to accept VA offers because of Termite inspections and repairs and many other costs. Is that true? I am aware of the Termite inspections, but what other costs will seller have to incur?

Hi, does anyone know if unemployment benefits are affected if one joins a Real estate broker company, as an agent? no money being made, just training...Located in California. Thank you!
