Hi all,

I am a newbie looking to finally dive in, I found a subject property which I wanted to bring to you all for advice. I want to know these things;

A) Would you do the deal

B) What questions should I ask/issues do I have to look out for in this situation

Property is in Central Florida, C+ neighborhood (path of progress)

1220 sq ft 3bd 2 ba  7000sq ft lot   rental comps $1400-1700 (this one could use 3-5k of cosmetic work, house has new roof, new a/c, new exterior paint all 2020)

Asking $219000

The huge difference is this sale comes with the lot next to it, an identically sized 7000 sq ft lot. Two lots on the same street (within 5 houses) sold for 70k each in 2018.

My idea is to buy it all, then sell the lot or develop it.

Windsor at Westside is great if you want new, Windsor Hills is great if you want established. Check on property taxes and HOA fees.

I am seeing homes in winter garden and ocoee on AirBNB, I thought Orange had an ordinance against using non occupied whole dwellings for STRs? How do you subvert this?
