I'm currently performing a Baltimore market research report for multifamily homes for a grad school project. I'm looking to perform a economic/demographic analysis as part of the report and am looking for help acquiring data. Does anyone have access to the ESRI database and is willing to share the data with me? It would be much appreciated. Thanks.

Hello BP community! My name is Ethan Zweig and I am looking to dive into the real estate game here in the Baltimore/DC metro area. I have been working in the construction field for the past 6 years as a project manager for a commercial general contractor and am currently going to grad school for Real Estate Development (side note: I have been learning just as much from the BP Podcasts and forums).
My short term goals are to invest in buy and hold multifamily properties ideally in Baltimore (Canton, Federal Hill, and Fells Pt). I am interested in speaking with fellow Baltimore buy and hold investors about how they identify and analyze potential properties for investment in addition to how they are structuring their equity partnerships if they are using OPM.
Looking forward to starting this adventure and meeting the investment community!

Is there a way to rent the property for the one year investment minimum so you only incur in the capital gains tax? Can you structure your leases so you can sell at any point after the first year is up even though you have a tenant in place (same tenant from year 1)?
