The homeowner wants $478k for his home.Its a FSBO.Beautiful huge two story home,4/3,river front,wonderful neighborhood. I'm not sure what to offer him and can this property be assigned. Please help me! This could very well be my first deal.

So are you saying that you can't wholesale a foreclosed property?You have to do a double close?

Hello Fellow BiggerPocketeers: I was wondering if someone can tell me how to go about acquiring a home that I believe has been foreclosed on and is a REO. I'm just not sure what to do,what steps to take if I wanted to wholesale it.
No he doesn't know that.He wants to partner with other investors,yet when I call him he doesn't answer.i don't even know what he needs me to do in the partnership.
I'm sure that if I partnered with someone I could reach my goals.Fact is once at one of my monthly REIA meetings one of the wholesalers mentioned that he wanted to partner up with someone,but when I called he would never answer the stupid phone and wouldn't return my calls even after I left a message.I don't understand that! So I decided not to partner with him,yet he seems to be successful.
Just can't seem to start or close a freakin deal to save my life!i just don't understand it!Is it me being afraid of failure or just not finding the right deals? Or finding the right motivated seller?I just can't put my finger on it.I have tried so hard to get things done!i have tried setting fears aside,the fact that I am broke,with bad credit,you name it.Yet I still try and have not given up!
If a wholesaler assigns a contract to me,can I also assign this contract to another wholesaler,and do I have to come up with an assignment fee for the wholesaler who assigned it over to me?
The owner owes more than the $122,000 that I mentioned in my earlier post,according to her.So she said that if it didn't sell she would rent it for $1,450 a month.I guess I missed out on that one.Hopefully in the not so distant future,she will decide to sell and she will contact me.
She wants $160,000 and no less,I was adviced to offer $122,000.It's a large,2 story split level on a busy street.Three beds/2 1/2 baths,nice neighborhood,2 car garage,as well as other nice features.What should I do in order to get her to bite?She said that she wants to get rid of the property like"yesterday"!So I know that she's motivated.Help please!
