I stay under the 200k range but occasionally get properties in the 400k+ but not my cup of tea.
My main niche are subject to properties so I get more of those than anything.

Im also from League City. My brother and I run a small wholesaling operation. Our main niche are Subject 2s and have done quite of bit of them through out the years. I’m happy to connect and share ideas and meet new fellow investors
