@Maria Matthew yes you can absolutely self manage remotely (we do from 2k+ miles away) but stuff can and will go wrong. Expect that. Control freaks have a hard time when everything doesn’t go according to plan and you will have issues pop up. You will need to learn to take things in stride and get “Upstream” as much as possible. You can totally do it but understand it might be a challenge with your personality type 🤪 A rockstar cleaner and a handyman or two on speed dial are critical for your success. Good luck!

@Alexander Achim it really depends on your longterm goals imo and doing whatever gets you closer to those. One thing you should do is figure out how much money you would make if selling and then figure out how much income you would expect to make yearly if you hold. Would it take you 5 years operating the property as a STR to equal your profit if you sold? 7 years? 10 years? Keep in mind STRs are a very active business with plenty of hassle factor. Only you can determine what's most important to you. Good luck on your decision!

@Alex Bekeza can you elaborate please? What are the typical terms on the front end (acquisition/rehab) and the back end (refi)? Is this a HML at 90% acquisition + 100% rehab with a commitment to place long term debt/convert the loan at a target ARV? Many people who BRRRR it seems use cash on the acquisition to reduce closing costs & interest prior to the refi. Thanks!

@Stefanie Gray my understanding is the IRS considers all "Investment Properties" to be "Like-Kind." Properties do not need to be the same type. For example, raw land can be exchanged for an office building, a warehouse can be exchanged for NNN retail property, or a rental house can be exchanged for an apartment complex. Maybe @Dave Foster can confirm this as he specializes in 1031 exchanges.

@Alexis Carr new build is high risk high reward but it sounds like you’ve done it successfully once so why not bet on yourselves and do it again if you can replicate what you did the first time. If you own the land outright you should be able to get a construction loan to build. That’s what I would do. You want to stay as liquid as possible imo. All the best in your investing journey!
