I would start the process as soon as possible! I made that mistake and it became a habit and then it ended bad. Don't wait and cover yourself, I hope im wrong but those are signs of irresponsible tenants. Good luck!

I feel you pain, I'm going through A similar situation minus the dog but adding the no paying rent issue. I served my tenant with a notice to quit, due to nonpayment. Gave her 14 days that was at the beginning of the month, she still there. Im trying to avoid going to court as my state is a tenant friendly state. Something I've considered is doing cash for keys, but I have not made up my mind hoping she will be out by the end of the month. Best of luck with your situation.

Hi, I need some guidance on business formation. I will start investing with a partner and want to make sure I do it right. Ive heard that is best to set up a corp with a mixture of LLC and then a sole prop for my individual earnings. Who can i see in the Boston area that can help me with this. Also want it to learn about 1031 tax exchange to minimize my taxation :)
