I will get those books. The first was my primary home , I moved out and turned it into an investment property . I Acquired an investment mortgage loan to fund my second property. 

Seems like a DSCR, HELOC or Cash-out refi is a good move for you. You can also dip into the JV, seller financing, and subject to arena.

Congrats on your first properties! Like the others said, BiggerPockets has some very helpful + inspiring titles to keep you scaling after your first properties. Here are 2 that come to mind:

- Real Estate Rookie.
The author, Ashley Kehr, bought her first property when she was 26, living paycheck to paycheck, in debt. Now she has 30+ properties and complete financial freedom. In the book, she takes beginner investors through literally everything you need to know to get your first property + keep scaling afterwards. 
- Wealth Without Cash. Written by Pace Morby, this book is coming out May 2nd and teaches you all about subject-to, seller finance and other creative finance tips and techniques to help you build your portfolio without spending any cash!

I haven't lined up any yet. I am looking at some good deals ranging from $250000- 350000
