@Bruce Lynn Hi Bruce! That is a good point, based on what I have seen my best bet is to buy an older (maybe 80s) ugly house that I can put some sweat equity to spruce up and rent.
If your goal is to cashflow how would you pinpoint a target area? low taxes? desirability? or a good deal is a good deal no matter where you find it?
Thanks for sharing your perspective!

@Tyler Hodgson that's good to know! Curious how you are finding deals, is this something you picked off the MLS or had to get creative on sourcing them elsewhere? Thanks for your response!

So excited to have this BP community as a wonderful resource! I am a newbie aiming to purchase my first rental this year in the challenging Dallas (DFW metroplex) market. Would love to get your feedback on realistic cash flow expectations.
I am aiming for at least $350 cash flow ($120 including 15% contingency for maint/vacancy/Cap Ex) and my target buy & hold SFR is in the 160-180K range (Fort Worth or Denton region). I'd love to hear the perspective of active and experienced investors on cash flow expectations and areas to target for that.
Thank you so much!

Hi Matt K.- yes I agree, that is a very good point! So lets say I might be a little late on locking a deal in the next month. Any other time to target (Spring to early summer) or is the main goal just to lock in a good deal and take it from there?

Hello,
I am looking to purchase a SFH next year (in DFW) as a long term rental property investment and was curious about peoples thoughts on timing. I have seen posts/articles that mention end of year is a good time to buy deals but on the other hand the holidays are not ideal to find renters.
Is there a target time of year to buy to rent out? As a landlord would you try to set up the lease contract to end at certain times of the year where you would avoid potential vacancy (like the summer or holidays)? I am a first time investment buyer so any insights would be greatly appreciated.
Much Thanks!
