There are several national portfolio lenders. You should be able to find someone to work with you (PM me and I can help). Portfolio lending is a fairly new product in the marketplace, so most people still don't really know about some of these new lending options.

The portfolio product will develop and become much more widespread over the coming years. It's a focused lending approach and also a product many banks do not want to entertain at the moment, the market is there to be created. This is good news for the SFR portfolio owner, as competition for borrowers, should drive better loan offerings.

I've got clients looking for NPL inventory. We're trying to see if any of the big pools are getting sliced up.

@Account Closed What are some of those websites? Thanks for the reference. I work in the NPL market on the financing side. Actually we just launched at the beginning of the year, and as far as I can tell the only people providing loans on NPL's. Our clients biggest problem has been finding inventory too.

Interesting any idea where they got their debt financing? The big players have access to investor cash and have the means to work with borrowers and legal system, while it takes working knowledge, the returns can be very attractive for even small scale investors. As the big pools get watered down we are seeing more and more opportunities for smaller investors.

What are you guys seeing as the advantages/disadvantages for expanding a rental portfolio using nonbank lending (B2R, Firstkey, etc) v. traditional bank lenders?
