Hey Jordan,

How many acres and what is it currently zoned?  Is it quite rural or near an area of growth?   Be happy to give you some pointers on marketing based on the type of parcel. 

Purchase contracts can vary depending on the type of land.

Jeff is right on the seller financing.  If you're in a position to do so, this could provide a small return if sold w/ seller financing.

Thanks Lawson.  I've completed a good handful of QC's just had a 'brain-gliche' on the grantor of tenants-in-common.  To list all equal owners on QC deed or just grantor of the 1/3.  From your response, it seems only the grantor of 1/3 (myself) to grantees (myself and relative) in order to share my interest with my relative.

Nothing unusual about the current owners interests, 1/3-1/3-1/3 as tenants in common. No TIC agreement or specifics in TIC Deed.

Hello, hope everyone had a great Thanksgiving.  I would like to Quit Claim my 1/3 ownership in a property from myself to myself and another relative.  The property consists of a home on small acreage that myself and 2 siblings inherited.

My question is, on the Quit Claim deed not sure if I am supposed to list myself and the other 2 siblings as grantors or since I am only deeding my 1/3 share I should list only myself as grantor and myself and relative as grantees thus dividing my 1/3 share between the 2 of us equally.

Advice is greatly appreciated, thanks in advance.
