Im looking for a great contractor who can work with structural additions. I'd like to take down one wall that separate the kitchen and living area while adding two entry ways to a brick wall that require a lintel to be installed. I have plans on hand ready to start ASAP, I am also interested in other work as well, I would love to connect and discuss the scope of my project. 

I'm looking to remodel my first investment property. I have all the architectural, engineering, plumbing and electrical schematics complete and ready to begin. Does anyone have great contractor referrals or subs? The home is stripped to its studs, we plan to take down one wall and add two doors while closing an old opening. Thank you!

@Stone Jin I would love those contacts. Have you found most success subbing the work yourself? 

@Matthew Paul How should I approach future contractors? The first question i'm asked is whether I'm a home flipper. I always respond with a no, since I'm interested in rentals.

@Tahj Brown I'm able to get most on a call, but there's never any follow up or interest thereafter. 

@Stone Jin Looking for a complete remodel with an addition of a shower in the master, complete electrical and plumbing with one wall coming down to open up the kitchen. Any inquiries or references  would be greatly appreciated, I have funding ready and plans on-hand with the kitchen design. Exterior will stay as is. Currently, the interior of the home has been stripped to the studs. 

I'm having issues getting a contractor out to my project. So far, I have the plans and permits ready to get started, however, whenever I introduce my intentions, they are not so keen in taking the job since it's an investment property. Does anyone have experience with this or any advice on how I should approach individuals. Granted, I do look young for what i'm doing; how do I handle or show my competency as a new investor?

To begin, I apologize for my ignorance if this is question isn’t valid. I have the ability to borrow cash in order to make a deal and close quickly. But I don’t want my cash “lender” having to wait 1-5 years for them to get their money back (If I sell). Is there a way to pay cash for a property and then take out a mortgage loan through a bank or mortgage lender?
