John,

My partner will pay rent to the company to live there.  He will self-manage and perform landscaping which is why we don't have a line item there.  Cap-ex I know is different than maintenance  but $280 a month for maintenance and Cap-ex I felt would be sufficient.  The mortgage payment will be $871.  With all of those numbers, we get the $564.

I would like to get feedback on the following house hack deal.  My business partner will live in one unit while we rent out the other three for the first two years.  The home was built in 1945 so it is older but the seller just did quite a bit of work.  3 of the 4 units were just rehabed along with the exterior.  We will need to renovate one unit that is already in decent shape.

Purchase Price: $192,000

Down Deposit: 3.5% (FHA Loan)

# of Units: 4 (each one is a 2 bed 1 bath)

Monthly Rent: $700 each unit. ($2800 total a month) + what we get from laundry room

Monthly Taxes: $416

Monthly Landlord Insurance: $204

Monthly 9% Vacancy: $252

Monthly 10% Maintenance: $280

Monthly PMI: $129

Monthly Utilities (Water): $120 - Everything else is metered

Total Cash Flow at the end of the month: $564

@Marcia MaynardI don't have access to USAA unfortunatly.  I also heard Farmers has competitive rates and services their clients well.  Have you found this to be the case as well?

Thanks @Ethan Jones, it seems that in San Antonio, there are pockets of areas all over the city that people like.  It looks like you just really need to know your neighborhood before you buy.

Acquire a 4-plex in San Antonio to house hack.  Time will tell if this can get done before 2016 begins!

The two markets are very different, particularly if you're looking at residential vs commercial.  There are areas in San Antonio where the residential demand is soaring, or anticipated over the next several years. But, there's a lot of San Antonio with much less demand. San Antonio is having weird particular demographic shifts that are somewhat re-writing the map.
